Mortgage 101

Getting a mortgage loan should start before you look for your home.  Before you look at houses have a discussion with your real estate mortgage banker or mortgage broker. He or she will tell you what the best price range for you.  They can tell you if you have enough money in savings or if you have an unknown credit issue that needs to be resolved.

This discussion will also allow you to have a letter from the lender that states you can afford the house and qualify for the loan. You will have the letter ready to submit with your offer for a home.  Many sellers will not accept an offer without a letter from your lender.

Once you find a home and are ready to actually apply for a loan you will need the following paperwork:

  • 2 months of paycheck stubs if you are employed
  • last 2 months bank statements
  • last statements for your 401K or investment accounts
  • last statements for your credit card and loan accounts
  • last year’s income tax return
  • copy of the signed sales contract
  • check for credit report, appraisal, etc.
